Our executive determined the capital needs and devised a refinancing strategy that included equity as well as two different layers of debt. After securing additional capital from commercial bank debt and a combination of private debt and equity, creative structuring and negotiations were managed successfully to protect the majority owner’s equity.


Success Story: A member of The Advisory Group participated in the financing of a 230,000-square foot building in which a Fortune 500 company had 8 years remaining on its lease. Despite a difficult financing market in which lenders were reluctant to provide non-recourse, long-term financing, our executive worked to restructure the loan. Securing a lower interest rate, the executive ensured that the revised loan more closely correlated loan payments to the rental income payments from the major tenant.
